PROPERTY MANAGEMENT
Management Associations are an essential factor in the success of Tongaat Hulett’s developments.
Management Association Core Functions
- Control and coordinate development in Bridge City, with particular reference to aesthetic standards
- Advance and protect the interest of its members – owners of immovable property in the Bridge City Development
- Provide, promote and maintain essential services, amenities and activities within the development
- Regulate the environment within Bridge City, with particular focus on security and aesthetics
The philosophy of the Association is one of value creation and protection for its members, by providing a well-maintained precinct of excellence in a secure environment.
To achieve this, the Association collects levies from its members (property owners within Bridge City) and manages service providers in respect of security, landscaping maintenance, general maintenance, design review and administration.
In addition to ensuring Bridge City serves as an example of a well managed environment, activities of the Management Association are to be carried out in an holistic manner with a view to integrating Bridge City and its component parts with surrounding communities, identifying and presenting opportunities through procurement and operations for local businesses and service providers, as well as encouraging access to all facilities within Bridge City to those in the region.
Management Association Structure
The Bridge City Management Association is a Section 21 (not for profit) company, run by a Board of Directors, drawn initially from the developers (Tongaat Hulett Developments & eThekwini Municipality), with land owners joining the board as property transfers are effected.
Directors’ meetings are held throughout the year to ensure operational and corporate governance are maintained, with an AGM to which all property owners or their representatives are invited. Operational activities of the Management Association will be handled through the services of an Estate or Town Centre Manager, employed by the Management Association, in addition to various support staff and service providers and contractors as required in order to fulfill their mandate.
The number of staff required will be relatively small during early stages of the development and will grow in proportion with the size of Bridge City and number of completed developments. Management Association activities will initially be accommodated on site at the development project offices.
